Concrete in St. Augustine does not stay clean on its own. The shade under an oak never fully dries, sprinklers throw iron and rust at the edges, and the humidity grows a green film on anything that stays damp. Add tire marks and a drip from the car and a driveway goes grey and blotchy in a year or two.
Pressure is the right tool for hard surfaces, used the right way. A surface cleaner holds the nozzles at a fixed height, so every square foot gets the same cleaning and the finish comes out even. A bare wand held by hand is what leaves the zebra stripes you see from the street.
The house itself is a different job. Siding, stucco, screens and roofs get a soft wash instead, because pressure damages them. Knowing which is which is the whole job.
The method
How the concrete gets clean
Growth gets a pre-treatment first so it releases instead of being ground into the surface. Then the surface cleaner runs in overlapping passes across the flat areas, the wand finishes the edges, steps and joints, and everything gets a final rinse so dirty water does not dry in the low spots.
Oil gets a degreaser and rust gets its own remover, because pressure does nothing to either. Pavers get lower pressure so the joint sand stays put, and screen enclosures get a soft wash on the screens and frames.

Pre-treat
Growth, oil and rust each get their own treatment and time to work.

Overlapping passes on the flat areas, wand work on the edges and steps.
Rinse and walk
Full rinse, then a look at it together before the trailer leaves.
Straight talk
Some stains lighten instead of vanishing
Fresh oil and sprinkler rust usually come out. Oil that has soaked into the concrete for years, or rust from an old iron table, may only lighten. Will tells you that at the estimate, before he starts, not after.
Questions
Pressure washing questions
How often should I have my property pressure washed?
It depends on shade and exposure. Typically once or twice a year keeps driveways, walks and pool decks from going green.
Is pressure washing safe for my concrete?
Yes, with a surface cleaner at the right height and pressure. Damage comes from a bare wand held too close. Old or flaking concrete and pavers get lower pressure.
Do you pressure wash for businesses?
Yes. Commercial pressure washing for walkways, entries, storefronts, parking areas and job sites.
Do you do the house at the same time?
Yes, as a soft wash. Book the house and the driveway together and the house goes first, so the runoff never lands on clean concrete.
