The old city sits on the Matanzas River with Anastasia Island and the ocean just across the bay, so salt air settles a film on siding, screens and glass, heaviest on the island and at Vilano. The live oaks that shade the old streets keep roofs and north walls damp long enough for black algae and green mildew to take hold, and the coquina and tabby walls there are soft stone that pressure will eat. West of I-95 along State Road 16 the salt drops off and the problem becomes pine pollen every spring, dust from the subdivisions still being built, and sprinkler overspray on the newer lots.

Palm Coast was laid out by ITT as thousands of single-family lots cut through pine and oak woods and threaded with canals, freshwater through most sections and saltwater in Palm Harbor, so a lot of houses sit on the water or under trees.

Ponte Vedra
Ponte Vedra Beach sits on the strip between the Atlantic and the Intracoastal, so the east side takes salt spray and wind-blown sand straight off the ocean, which dulls glass, eats at screen frames and settles on pool decks between rains.
